ANNEXATION OF APPROXIMATELY 5 ACRES IN THE NORTHERLY AND SOUTHERLY PORTION OF TRACT 464, UNIT 7, OF THE ATRISCO LAND GRANT, LOCATED NORTH OF SAGE ROAD SW, BETWEEN 82ND STREET AND COREL DRIVE, AND AMENDING THE OFFICIAL ZONING MAP TO ESTABLISH R-1A ZONING.
WHEREAS, the City Council, through its Integrated Development Ordinance (IDO), has adopted zoning and development standards applicable to land within the City of Albuquerque; and
WHEREAS, IDO Subsection 14-16-6-7(F) establishes specific procedures for annexation requests, including review and decision criteria; and
WHEREAS, IDO Subsection 14-16-6-7(G) establishes specific procedures for zoning map amendments, including review and decision criteria, for newly annexed land; and
WHEREAS, the City received an annexation request (AX-2025-00002) and a companion zoning map amendment request (ZMA-2025-00005) for an approximately 5-acre property legally described as the Northerly and Southerly portions of Tract 464, Unit 7, of the Atrisco Land Grant, located north of Sage Rd. SW, between 82nd St. and Corel Dr.; and
WHEREAS, the subject site is currently zoned A-1 (Agricultural-Rural) in unincorporated Bernalillo County and is surrounded by land within the City of Albuquerque zoned R-1A; and
WHEREAS, the applicant requests R-1A (Single-Family Residential - Small Lot) zoning to facilitate future low-density residential development that is compatible in scale and form with the surrounding neighborhood; and
